Stevenson Ranch was initially developed in the late 1980’s and is located West of the 5 Freeway and along Stevenson Ranch Parkway which turns into McBean Parkway as soon as you cross the freeway East into Valencia. Stevenson Ranch has become a very popular part of town for three reasons.

The last reason Stevenson Ranch is so popular is because some of the best shopping and restaurants are on The Old Road which is the Eastern border of Stevenson Ranch.

You really have everything to be self contained in Stevenson Ranch including the beautiful Richard Rioux Park, lots of good hiking & biking trails and hills offering beautiful topography which people really seem to enjoy. Starting from 1989-1993 Stevenson Ranch was developed by the original owner, Dale Poe. From the mid 1990’s on the land was sold to different builders helping to improve the quality and diversity of homes in Stevenson Ranch. Today these newer and generally larger homes are more popular. As a rule of thumb, the further up Poe Pkwy you go the newer, larger and more expensive the homes get.
