DISCOVER VALENCIA REAL ESTATE

When I moved to the Santa Clarita Valley in the 1980’s, all I really knew was “Valencia.” I equated Valencia with the Santa Clarita Valley, and I really wasn’t familiar with Newhall, Canyon Country or Saugus and part of the reason was the incredible marketing job that the Newhall Land and Farming Company did to promote Valencia. Their slogan at the time was, “Come home to Valencia,” and what they were trying to do was sell Valencia as being kind of the perfect place to live for people who no longer wanted to live in the San Fernando Valley or other parts of Southern California that had reached saturation.

By the early 1980’s, the San Fernando Valley had been fully developed and offered little New Construction, and so “Come home to Valencia” was the slogan and I bought it – hook, line and sinker. In fact, the San Fernando Valley and Burbank account for probably half the people living in Santa Clarita today that were tired of the traffic and wanted newer homes and better schools. I bought my first condo in Valencia, literally right next to the Henry Mayo Hospital which is right off McBean Parkway and is the major hospital in the Santa Clarita Valley. I was pleasantly surprised with how nice the commute was and I really enjoyed what was called a “Master Planned Community.”

What this means is that in Valencia, unlike other parts of Southern California, everything has its place. Every neighborhood will have community parks, most also have community pools. Every neighborhood in Valencia is connected with Paseos (lighted walking paths) so that when you’re raising your children you can go out and walk the dog, ride bikes, roller skate or do whatever it is you want to do – all without ever having to cross a busy street. These Paseos are one of the “signature” features Valencia offered.

Beyond all of that, in a Master Planned Community, the shopping is in its place, the hospital is in its place, the schools are in their place, etc. Much of Valencia is right off of the 5 freeway, so commuters love it. The schools are very highly rated, of course. In fact, Valencia has been named one of the 50 best places to live in the United States and I don’t think it’s any surprise why. Pretty much everything someone is looking for to raise a family can be found in Valencia and because of the way it was designed for the future I believe this will continue to be true. There are many different looks to Valencia dating back to the late 1960’s with Old Orchard, The Meadows and Valencia Hills.

These are tracts that to this day remain very popular. Further North are the Northbridge and Northpark areas of Valencia where my third home was, Bridgeport where the lake is, Valencia Creekside and lastly Valencia Copperhill & the 55 and older Belcaro community which are both at the very top of Valencia at Copperhill Drive and McBean Parkway. The last neighborhoods of the Master Plan, West Creek & West Hills are still being built today and should be finished by 2018.  Valencia is truly, in my opinion, one of the finest places to live in the United States. If you fly over Valencia you will see huge patches of green – thousands and thousands of trees planted over the years – that remind you just how pretty it is down below. It is quite a site! Even outside of Valencia, people are familiar with “The Summit,” “Cal Arts,” and “Valencia Town Center” – all part of what make Valencia special.
